Epstein acquired a smaller island - Little St James - back in the late 1990s, but later purchased the larger adjacent island in the year 2016 for approximately $22.5 million.
These photos reveal he had formulated plans to develop the 161-acre island by building residences, an open-air theater, an office beneath the waves and a reservoir.
You can see the drawing is a channel, a strait in the region, marked on the south-eastern section.
The site plan is annotated in red pen markings and contains a key labelling different parts of the property.
Accompanying this are what look to be several other property layouts and architectural plans, featuring plans for dock shelters.
